If you can't check the maths, you shouldn't have to trust it. Every property goes out with the same eight things, so you can say yes or no in ten minutes instead of a week.

The process

Tell us your criteria

Area, price band, condition, exit. The more specific you are, the less noise you get.

We send what fits

A full deal sheet with photos and numbers. If it's not your deal, say so and move on — no chasing.

You see the property

We arrange access, and you bring your contractor. Every number we send is an estimate; check it yourself.

04

Assignment agreement

You sign the assignment and put down a refundable deposit. Our fee is the spread, stated on the sheet.

05

Close

Your lawyer takes the file, the seller signs, you take the property. Nothing else is owed to us.

Where our fee comes from

We contract with the seller at one price and assign to you at another. The difference is our fee, and it's stated on the deal sheet. Nothing is added at closing and nobody is quoted two different numbers.

Questions

Straight answers.

Do you hold listings?+

No. We put properties under contract, then assign that contract to a buyer. We never take a listing and we never advertise a property as our own to sell on commission.

Is the deposit refundable?+

Yes, within the inspection period written into the assignment agreement. If you walk away after that period for a reason that isn't in the contract, the deposit is at risk — same as any purchase.

Do you do double closings?+

No. We assign contracts with the fee disclosed to everyone at the table. It's cleaner for the seller, cleaner for you, and it's how we'd want it done if it were our house.

Can I send you deals?+

Please do. Wholesalers and agents with off-market inventory are welcome — tell us your terms up front and we'll tell you quickly whether the numbers work.

How often will I hear from you?+

Only when there's something. We don't batch deals up for a nicer day, and we don't send you something outside your criteria to look busy.
