Are you a real estate agent?+

No. We're buyers. We're not a licensed brokerage, we don't list homes, and we don't take listings from anyone. That means there's no commission and no one representing the sale — just us, making you an offer on our own account.

Will you lowball me?+

We'll offer below market value, because that's the whole job — we take on the repairs, the risk, and the holding costs. What we won't do is hide it. We show you the comparable sales we used, what the work costs, and how we got to the number. If you don't like it, you don't have to take it.

There's a mortgage, or taxes owing. Is that a problem?+

Usually not. Arrears, liens, and judgments get dealt with out of the sale proceeds at closing. Tell us early so your lawyer isn't surprised two days before closing.

Does it cost me anything to get an offer?+

No. The visit, the numbers, and the written offer are free and there's nothing to sign to get them.

The house is still occupied. Can you deal with that?+

Yes — tenants in place, a relative who won't leave, or a full house of belongings are all things we've handled. Timing is usually the only real negotiation.

How do I know you're legitimate?+

Ask. We'll show proof of funds, give you our lawyer's name, and let you check our record. Closing is done by a licensed Ontario real estate lawyer like any other sale — you're never wiring money to anyone.
